Vapor Barriers

Vapor barriers, also called moisture barriers, help to keep your crawlspace dry by preventing water vapors from increasing the humidity under your house. High humidity is something we see a lot of most of the year here in Georgia, so a good vapor barrier that is properly installed is essential to maintaining a healthy crawlspace.

We typically install a standard 6 mil polyurethane sheeting that we use to completely cover the floor and sides of the crawlspace, according to industry standards. Since there are different types of sheeting, the choice of which barrier to use is always reserved to the homeowner. However, the expertise and care we take in making sure your crawlspace is dry never changes.

Dehumidifiers

When a vapor barrier isn't enough, another component in humidity control is installing a dehumidifier. This simple machine can make a complicated issue a lot easier to manage by also helping to prevent mold and rot to your floor joists and sub-floor.

And with modern technology, instead of having to constantly check the crawlspace's moisture level, a homeowner has a helping hand with the right dehumidifier in place; some even have wi-fi capabilities for easier managing and monitoring from within the home.

Crawl space encapsulation is just one way to prevent harmful humidity and mold issues in your crawl space. Remove mold and repair crawl space under your house.

Mold Removal

How do you know if you have mold in your crawlspace?

To be honest, mold is everywhere, even outdoors, in, and under houses. But certain kinds of mold in large amounts can cause big problems for a property's structural integrity.

Most homeowners rarely, if ever, go in their crawlspace, so damage can get a head start before it's even detected. And if you have had major water issues under your house, i.e. high humidity, there is a chance that there is some mold issue.

Damage from mold can be detrimental to your home, so it is better to know about it sooner than later.

Without visually checking your crawlspace, here are a few signs that there may be microbial growth:

  • Musty odors
  • Sagging floors
  • Condensation

When we do a crawlspace inspection, our team at Restore Pros looks for several key indicators of mold growth, including:

  • Standing water in crawlspace
  • "Dirt-like" or white, powdery substance
  • Foundation cracks

Some of our other solutions are soda blasting, HEPA Vacuuming, cleaning agents, and elbow grease.

When microbial growth has become detrimental to your home, Restore Pros takes swift action to get your home clean. The fungi that grows after water damage can feed on wood and other surfaces in the home, and these spores can aggravate allergies, or worse, if disturbed.

This makes mold difficult to remove safely and completely. However, Restore Pros specializes in crawlspace mold removal, and our number one priority is your health.

This is why we use state-of-the-art remediation equipment to efficiently remove toxic growth from residential and commercial properties.

Encapsulation

Believe it or not, most of the crawlspaces we inspect do not need encapsulation. Many companies that claim to 'specialize' in crawl space repair know that the average homeowner doesn't know much about encapsulation, or crawlspaces, for that matter. So it's an easy scare tactic to get people to spend way more than is necessary on their repairs. We only recommend encapsulation as a last resort, and discuss all other options with our customers so they can make the best decision for their home.

Since all crawlspaces are different, encapsulation of a crawlspace can mean different things for different homes. Vapor barrier replacement is among the most common things that we see is needed in restoring a crawlspace, along with a few or all of the following:

  • Air sealing

Air sealing helps reduce condensation and the home's energy efficiency by sealing electrical, plumbing, and sub floor penetrations.

  • Anti-microbial treatment

In most cases, some form of anti-microbial application is needed in cleaning the wood surfaces of a crawlspace. Anti-microbial treatment inhibits new mold growth and prevents any structural damage and potential health risks to occupants. Restore Pros assesses the amount of growth to properly apply the right method of mitigation, which is usually one or more of the following:

  1. Applying an environmentally safe chemical
  2. Soda blasting
  • Insulation

Proper insulation is important to the energy efficiency of a home as it can help to relieve the load of an HVAC unit.

Crawlspace Repair

It is very important to remember that every crawlspace is unique, so no two houses will have the same exact remediation plan or restoration process. But with our repair jobs, we always begin with the necessary procedures, which will determine if more methods are needed. Our primary remediation services include:

  • Sealing and removing affected materials
  • HEPA Vacuuming all affected surfaces
  • Treating surfaces with anti-microbial to kill existing growth if present

If necessary, we are also certified to:

  •  Apply encapsulation to further prevent re-growth
  • Investigate additional sources of moisture and offer solutions
  • Coordinate with other licensed contractors to perform any other repairs

 Structural Repairs

Repairing crawlspaces is no easy task, especially when damage in the crawlspace has affected other areas of a structure. High humidity and ongoing water damage can wreak havoc, and the most common issue we see is hardwood floor damage or sagging floors.

We are not your typical company that only offers a few services like vapor barrier installation and mold treatment. We are also to perform installation of dehumidifiers and insulation, along with mold cleaning. Here are some of the structural repair services we offer:

  • Floor Joist Replacement
  • Floor Leveling
  • Foundation Drainage
  • Floor Rot repairs

If you want your crawlspace or floors repaired correctly with the ability to upgrade, Restore Pros has the perfect solution for you.

Cost of Crawl Space Encapsulation

The cost of crawlspace services we provide depends on many different factors. For example, we cannot not perform mold remediation without solving issues with any existing leaks.  There have been crawl spaces as long as there have been homes. Preventing water from entering and evaporating in your crawl space will correct most crawl space issues.

Complete crawlspace restoration for an 1800 sq. ft. home will typically range from $5,000 to $12,000 dollars, depending on current conditions, size, accessibility, and the scope of work needed to correct your issues.

FAQs related to Crawl Space Encapsulation

Can my carpet be saved?

Wet carpet can harbor bacteria depending on the type of water it was flooded with, and the amount of time it has been wet.. It can also begin to delaminate, which can prevent it from being re-installed. In all cases the wet pad needs to be removed and replaced. On occasion the carpet can be dried with-out replacing, but it needs to have a new pad underneath.  Always make sure the carpet is completely dry before relaying it on the pad.
