Crawl Space Problems Every Homeowner Should Know About

Why Your Crawl Space Deserves More Attention

Your home is your haven, but what’s happening underneath could be quietly working against you. Crawl spaces are often overlooked areas in a home, making them a prime hiding spot for serious threats, including moisture buildup, mold, pest infestations, and even structural damage.

Because they’re out of sight, crawl spaces rarely get checked until something starts to go wrong. But with a little awareness and the right steps, you can spot red flags early and protect your home from costly damage.

Out of sight shouldn’t mean out of mind. A healthy crawl space means a healthier, safer home.

What’s Lurking in Your Crawl Space?

Crawl spaces are naturally prone to moisture and poor ventilation, and that combination can cause serious problems over time. A drainage issue can be spotted by the appearance of standing water or high humidity in areas such as bathrooms and kitchens. A musty smell can indicate the presence of mold or mildew growth in the area, possibly on wood framing and/or insulation. Rodents, insects, and snakes are drawn to the damp, dark conditions and can cause even further issues. Wood rot or weakened structural support can also be a sign of a problem. If you notice that your indoor air quality is poor, this could mean that contaminated air is rising into your living spaces. These issues often go unnoticed until they directly affect your floors or air, and then they hit your wallet.

Signs Your Crawl Space Has a Problem

You don’t need to crawl under your home every week; just be aware of these subtle but serious warning signs.

As you can see on the left side of this house, the gutters just dump the water right at the base of the home. It has caused mud to splash up onto the foundation. Well, that water doesn’t just stop there.

The water seeps through the brick and into the crawl space area, causing extensive unseen damage. The crawl space houses humidity that produces mold very quickly. Mold can look white,  yellow, gray, brown, or black. Then the humidity also gets trapped in the insulation, causing it to fail and fall to the ground, collecting more of the standing water, resulting in more mold growth.

We have to come into the crawl space, remove the water source, in this case, redirect the water from the downspouts with extenders, clean out all the insulation and debris, then remediate the mold growth. We will then proceed to restore the crawl space.

Be the Homeowner Who Catches It Early

Check your foundation each season for standing water, soft spots, or signs of pest activity. Installing a crawl space moisture sensor or humidity gauge is an easy and affordable way to catch rising moisture levels early before severe damage occurs. However, even with DIY tools, some issues can be easy to miss.

That’s why it’s smart to schedule an annual crawl space inspection with a professional. If you spot any signs of trouble, don’t wait. Moisture damage can spread quickly, and documenting the issue is crucial if you plan to file an insurance claim.

Restore Pros offers expert crawl space restoration services to repair the damage, prevent moisture, and protect your home. Call today to schedule your free crawl space assessment.
